Initial Meeting We’ll meet to discuss the home-buying process. At this time, I will introduce you to some of the paperwork that we’ll be using during the process and answer any questions or concerns you may have. Also, we’ll determine your wants and needs for your new home and then search for homes that are currently on the market.
Home Search Together, we’ll view properties that meet your criteria. When you walk into the right house, you’ll know it. Trust me! You will be notified daily of any new property that comes on the market that matches your criteria.Purchase and Sale Agreement Once we’ve found your new home, we will sit down and put your offer in writing. A deposit will be required with the submission of your offer.
Inspections Once your offer has been accepted, you will have the opportunity to go through with a home inspector and evaluate the property more carefully. In addition to a typical home inspection, you may also elect to test for radon, mold, water quality, septic condition, and pests. During the inspection period, you may also need to review and approve condominium or homeowner association documents, as well as determine insurability of the property.
Appraisal The bank will order an appraisal of the property to confirm that the market value of the property meets or exceeds the purchase price.
Bank Commitment Once all financing contingencies are met, your bank will issue a commitment letter to confirm that you will be receiving the loan.
Insurance, Utilities, and Movers You’ll need to contact your insurance agent for insurance coverage on your new home and contact the local utility companies to change services to your name. Also, you’ll need to arrange for your movers.
HUD Statement 24-48 hours prior to closing the title company or attorney conducting the closing will issue your HUD statement. This will have all your final numbers and tell you exactly how much cash you will need to bring in the form of a bank check to the closing.
Final Walk-through Inspection Before closing, we’ll take one more look at the property.
Closing You will need to bring a picture ID and your cashier’s check. You’ll be signing your name A LOT! Finally, you’ll receive the keys to your new home!
